Only visited for two hours, but it appears to be a great village.

My parents were very happy here for 13 years but financially it was a disaster! It was a safe, secure environment, with good facilities that were well maintained. In that time their house increased in value by 106% ! Interestingly, the terms and conditions of the lease meant that the amount of money that was received after the sale was only 5.5 % more than the purchase price. Financially it was a disaster. Whilst the purchase price would have comfortable financed a RAD for a nursing home (with lots of $$$ remaining), the money received upon sale of the house only covered about 75% of the nursing home RAD. It is important for potential purchases and their families to understand the personal long-term financial implications when they choose to live in this retirement village. It is our lived experience that whilst the value of the lease increased the amount of capital gain that flowed through upon sale was minimal as can be see above.

Keperra Sanctuary Aged Care supports eligible government funded residents with subsidised fees.
Instead of paying a RAD you can choose to pay a Daily Accommodation Payment (DAP) which is a non-refundable daily fee, based on the room price and the maximum permissable interest rate set by the Department of Health and Aged Care.
Residents at Keperra Sanctuary Aged Care on average received 200 minutes of total daily care (100% target) from a combination of support workers, enrolled and registered nurses. In December 2024, a Registered Nurse was on site 24:00 hours per day.
